General Contracting & Builder Services — Project Request Deposit

Saunders Built LLC provides residential construction and general contracting services for homeowners, real estate investors, and property owners. From home renovations and additions to new construction and investment property rehabs, we help clients move their projects from initial planning to completion.

We use a cost-plus construction pricing model designed to provide transparency into project costs while allowing flexibility as project requirements, materials, and selections are finalized.

Services Offered

  • Home Renovations: Interior and exterior remodeling, kitchens, bathrooms, flooring, and whole-home renovations.

  • Home Additions: Bedroom additions, Pop-The-Tops, expanded living spaces, and other residential additions.

  • New Construction: Ground-up residential construction, Accessory Dwelling Units (ADUs) and custom home building.

  • Investment Property Rehabs: Renovations and value-add improvements for fix-and-flip and rental properties.

  • Project Scope Development: Initial review of project goals, requirements, and anticipated construction work.

  • Budget & Cost Planning: Preliminary construction budgeting and identification of major cost considerations.

  • Construction Management: Coordination of labor, materials, subcontractors, inspections, and scheduling as applicable to the agreed scope.

  • Cost-Plus Contracting: Project cost tracking with an agreed contractor fee established in the final written construction agreement.

Minimum Contractor Fees & Pricing Structure

Our cost-plus pricing model consists of allowable project costs plus a contractor fee calculated using the following minimums:

  • Residential Renovations & Investment Property Rehabs: The greater of $7,500 or 15% of total project costs.

  • Home Additions: The greater of $25,000 or 15% of total project costs.

  • New Construction: The greater of $45,000 or 15% of total project costs.

The applicable contractor fee will be established in the written construction agreement. Percentage-based fees are calculated on the agreed project cost base before the contractor fee is added, unless otherwise specified in writing.

Project Request Deposit — $250

Your project request deposit initiates the initial project review and planning process.

Your deposit includes:

  • Initial project intake and review.

  • Discussion of project goals and requirements.

  • Preliminary assessment of project scope and feasibility.

  • Initial budget considerations and construction approach.

  • Up to two preliminary site visits to review the property, discuss project requirements, and assess general site conditions.

  • Guidance on the next steps toward a formal proposal and construction agreement.

Important Disclaimer & Deposit Terms

The $250 payment is a project request deposit and does not constitute a construction contract or authorize construction work. It covers only the initial project review services listed above, including up to two preliminary site visits. Detailed estimating, architectural or engineering services, surveys, permit fees, and other third-party services are excluded unless expressly agreed to in writing.

The two included site visits are preliminary assessments only and do not constitute formal inspections, surveys, engineering evaluations, or exhaustive property-condition assessments. Additional site visits may incur separate charges.

If the project proceeds, the deposit will be credited toward the project or preconstruction fee as specified in the written deposit terms. Refundability will be governed by the deposit terms provided before payment.

Final construction pricing will be established in a separate written cost-plus agreement defining allowable project costs, the contractor fee, minimum fee requirements, payment procedures, change orders, and other applicable terms. The final project cost may vary based on actual labor, materials, subcontractor charges, site conditions, permit requirements, and approved scope changes.

The contractor fee is not a guarantee of net profit and may cover business overhead and project management responsibilities as defined in the agreement. Construction will not begin until the required written agreement, approvals, and permits are in place. All projects are subject to review, availability, applicable licensing requirements, and the terms of the executed agreement.
